Buying a Property: What Happens and What to Bring

What happens, step by step, and what to bring.

This guide is general information only and is not legal advice.

Before you sign anything

  • Check that the seller is the registered owner (we will do a land search).
  • If you need a loan, get an indication from your bank early.
  • Paying an “earnest deposit” usually means you intend to proceed; ask us to review any booking form or offer letter first.

The main steps

  1. Instruct a lawyer and provide your documents.
  2. Searches and checks on the title.
  3. Sign the sale and purchase agreement and pay the deposit.
  4. Sign the loan documents (if financing).
  5. Consents and stamping.
  6. Payment of the balance and registration of the transfer.
  7. Receive the keys and your documents.

Checklist

  • MyKad (all buyers)
  • Booking form / offer letter and receipts
  • Bank letter of offer (if any)
  • Contact details of the seller or agent
